Our story

From a single Mayfair extension to 847 London builds.

Builderr was founded in 2008 by Daniel Whitmore, a chartered civil engineer who'd spent the previous decade running heritage extensions for high-net-worth clients in Mayfair, Belgravia and Knightsbridge. He kept running into the same pattern: brilliant architects designing beautiful schemes, then handing them to general contractors who subcontracted everything to gangs they'd never met. Quality varied wildly. Schedules slipped. Variations stacked up. Clients ended up writing 30% over the original quote.

Daniel started Builderr to fix one specific problem: align the people doing the work with the people responsible for the outcome. That meant directly employing carpenters, plumbers, electricians, plasterers and decorators on PAYE contracts rather than engaging subcontractor gangs. It meant bringing structural engineering and architectural design in-house. It meant fixed-scope itemised quotes — no provisional sums, no day-rate clauses, no variations triggered by anything reasonable risk assessment would have caught.

Seventeen years later, Builderr is one of London's most respected residential contractors. We've completed 847 projects across all 33 London boroughs. Our average client referral rate is 71% (Federation of Master Builders industry average: 22%). We're insured to £10M, certified by Constructionline Gold, registered with TrustMark, members of the Federation of Master Builders, and accredited by Which? Trusted Trader. None of those credentials matter on their own — but together they describe a company that's been doing the same thing, the same way, for nearly two decades.

Today we deliver around 45 projects a year. We deliberately turn down work — we'd rather complete fewer projects on time and on budget than chase volume and dilute quality. Our typical client is a London homeowner who's already moved once or twice and has decided the next move is internal: add the loft, extend the kitchen, renovate the bathrooms, future-proof the heating. We exist for that homeowner.

Five principles that shape every Builderr build.

Direct labour, never subcontracted

Every carpenter, plumber, electrician, plasterer and decorator on a Builderr site is on our PAYE payroll. We don't engage gangs paid a fixed price per dormer or per square metre — that model rewards corner-cutting and punishes quality. Direct labour means we control wages, training, materials and pace. The same five faces you meet at survey are the five faces on site every week until handover. Industry data from the Federation of Master Builders puts directly-employed labour at under 40% of London residential contractors; we're in that minority by deliberate choice.

Fixed scope, no provisional sums

Our quotes itemise every line: structural steels by section size and length, foundations by cubic metre and depth, glazing by manufacturer and model, kitchen by supplier and cabinet count. Where a true PC sum is necessary (your choice of bathroom suite, your choice of flooring) we publish the allowance against an explicit specification — you upgrade only if you want to, and you only pay the difference. No surprise variations, no day-rate creep, no 'unforeseen ground conditions' clauses that trigger when the foundation excavation starts. The price you sign is the price you pay.

Planning handled end-to-end

Permitted development, prior approval, full planning, listed building consent, conservation area consent, party wall agreements, building control plans approval and site inspections — we handle every submission and inspection. Our planning approval rate across London is 88% first-time on full applications and 94% on permitted development LDC applications. We pre-app with conservation officers in conservation-heavy boroughs (Camden, Islington, Westminster, Kensington & Chelsea, Hackney, Wandsworth) on every project that requires conservation consent, eliminating refusal risk before submission.

Transparent timelines

Every quote includes a Gantt chart showing every phase: design, planning, party wall, building control plans, scaffolding, demolition, foundations, steels, structure, roof, glazing, first fix, second fix, finishes, snagging, handover. We commit to dates and report variance weekly. Our average on-time handover rate is 96%, against an industry average of 64% (RICS Construction Project Performance 2024). When something slips — supplier delays, planning extensions, weather windows — you hear about it in the weekly update, not on handover day.

Insurance and warranty as standard

£10M public liability, £10M employer's liability, full Construction All Risks insurance on every site, and a 10-year structural warranty backed by an insurance company (not a self-insured 'guarantee' that evaporates if we go out of business). Building control sign-off comes with a Final Certificate that's valuable on resale. Every fixture, glazing system and structural element comes with the manufacturer's warranty registered in your name, transferable to the next owner.
