Survey types
Preliminary Ecological Appraisal (PEA): broad-scope desktop + walkover identifying habitats, protected species evidence, recommends further surveys. Output: PEA report supporting planning application. £950–£2,850. Phase 1 Habitat Survey: JNCC standard habitat mapping by type + condition. £1,250–£3,850. Bat Preliminary Roost Assessment: building/tree inspection for roost evidence. £450–£950. Bat emergence/re-entry surveys: 2–3 dusk/dawn visits May–Sept. £1,800–£4,500. Great Crested Newt (GCN) Habitat Suitability Index + presence-absence survey: pond + 250m surrounding habitat assessment + eDNA water sample test or torch surveys. £2,400–£5,500 (eDNA cheaper than torch). Breeding Bird Survey: dawn visits Apr–June × 2–4. £850–£2,800. Reptile Survey: refugia placement + 7 checks April–Sept. £1,250–£3,500. Otter/Water Vole survey: river/pond assessment. Hazel Dormouse: nut hunt + tube survey. Badger sett survey. BNG metric calc + design: £1,850–£4,850.
When required
PEA usually requested by LPA as planning condition or pre-app advice where habitat suitable — most suburban + green-belt-adjacent London boroughs (Richmond, Bromley, Hillingdon, Havering, Barnet, Sutton, Bexley); less common in dense central postcodes. Bat survey: required where works affect roof voids, lofts, fascia/soffit, mature trees, basements — most loft conversions in leafy boroughs caught. GCN: required within 500m of any pond on site or adjacent (Outer London, Green Belt + Metropolitan Open Land). Breeding birds: required if works affect mature trees, hedges, ivy-covered facades, or scrub during March–August. Reptiles: brownfield, allotments, rough grassland, railway embankments — outer London brownfield typical.
Process + timeline
Engage ecologist at RIBA Stage 2 (Concept Design) before planning submission — survey results inform design. CIEEM-registered ecologist mandatory for LPA acceptance (Chartered Ecologist or CEcol equivalent). Booking: bats + birds + reptiles + GCN restricted to spring/summer survey windows — book 6+ months ahead for project planning summer build. PEA + Phase 1: year-round. Output: report submitted as planning application supporting document; LPA + Natural England consult; planning conditions may follow (e.g. mitigation licence required pre-commencement). Builderr ecology partner: panel of 4 CIEEM consultancies covering all London; typical turnaround PEA 3–5 weeks, full survey suite 12–24 weeks May–Sept window.
