Stair construction + materials
Tier 1 — galvanised steel grid stair (industrial style): £3,500–£6,500 — fabricated off-site, craned in, bolt-fixed to retaining wall. 25-year life. Tier 2 — concrete in-situ cast stair with stone-tile finish: £4,500–£8,500 — cast in-situ during retaining wall pour, finished with York stone or porcelain treads. Tier 3 — natural stone (York stone, granite) bespoke heritage: £8,500–£18,500 — masonry blocks cut + bedded individually; cast-iron balustrade fabricated by London foundry (Topp & Co, Lassco). Required spec in Westminster + K&C + Camden conservation areas. Treads: 280mm depth + 175mm rise standard (Building Regs Approved Document K).
Planning + party wall + drainage
Planning (mandatory all London boroughs for new lightwell): 8–12 weeks. Heritage Statement required if listed building (Camden, Westminster, K&C have many). Party Wall Act: 3-month notice if excavating within 3m of neighbour's structure to a depth lower than their foundations. Surveyor + Award £1,850–£4,500. Drainage: lightwell base sump (200L) with float-switch pump (Grundfos Unilift) discharging to combined sewer; Thames Water Build-Over Agreement if pumping to public sewer (£980 fee + 6-week approval). Builderr's K&C basement conversion + Westminster Pimlico restoration both used Yorkstone treads + cast-iron rails for CA compliance.
