Limited customisation; fixed window/door positions; finishes adequate not premium. Insulated timber-frame bespoke: 12–18m² £35,000–£58,000; SIPS panels or 145mm studwork + Kingspan K7 + airtightness membrane; Velfac or Internorm windows; cedar/larch cladding or render; 4–6 weeks on site. SIPS-panel architect-designed: 18–25m² £55,000–£85,000; Architype/Boano Prišmontas style; flush detailing; bifold or Crittall doors; green roof or zinc; full MVHR + UFH heating; 6–10 weeks.
Planning + building regs rules
Permitted development (Class E GPDO): outbuilding for incidental enjoyment, not primary dwelling use; max 50% of rear garden coverage (combined with other outbuildings); max 2.5m eaves height + 4m dual-pitch ridge or 3m flat roof if >2m from boundary; max 2.5m total height if within 2m of boundary; no veranda/balcony/raised platform >0.3m. Conservation areas + Article 4 — PD often restricted to 1m height-to-boundary limit. Building regs not required if <30m² floor area AND >1m from boundary AND not for sleeping. If sleeping accommodation (overnight stays) — full building regs apply (annexe rules) + likely full planning. Office-only use exempt.
M&E and spec considerations
Electrics: armoured cable buried 450mm from house consumer unit to new sub-consumer unit in office — sized for office load + 7kW EV charger if applicable; £1,850–£3,200 supplied. Heating: panel radiator on 13A spur (cheap, instant) £350–£650; air-source mini-split heat pump (Daikin Emura, Mitsubishi MSZ-LN) £1,650–£2,850 supplied + installed — silent, year-round cooling + heating; wet UFH from existing house heating £2,500–£4,500 if office close to existing plant. Insulation: walls 145mm K7 + 25mm K7 internal (U-value 0.16), roof 200mm K7 (U-value 0.13), floor 100mm K7 (U-value 0.18). Airtightness 2–3 m³/h/m². Window glazing Uw 1.2 W/m²K standard, 0.8 premium.
