Retaining wall types and cost
Mass concrete wall up to 1.2m: gravity-resists ground load by mass alone. Cost £350–£500 per m² of exposed face. Common for terrace gardens, sloping plots, basement light wells. Reinforced concrete cantilever up to 2.5m: vertical wall with horizontal heel under-slab, reinforced to resist overturning. £600–£1,200 per m² depending on height and ground conditions. Used for basement walls, multi-level garden retention. Reinforced blockwork wall up to 1.5m: hollow blocks with vertical rebar grouted in, designed to span vertically. £450–£700 per m². Cost-effective for moderate heights. Piled retaining wall (contiguous, secant or sheet pile): used for basement excavations and deep retention near boundaries. £1,200–£2,500 per m² of face area depending on pile diameter, depth and waterproofing. Gabion walls (decorative): wire baskets filled with stone, used for sloping garden retention. £200–£400 per m² but only suitable for low height (under 1.5m) and where appearance is acceptable.
Drainage and waterproofing are critical
Retaining walls fail when groundwater builds up behind them — hydrostatic pressure increases with height squared. Always include: perforated land drain at the base of the retained side, fall to a soakaway or surface water connection, geotextile filter wrap on the drainage layer, drainage aggregate (typically 200mm of 20mm clean stone) behind the wall, weep holes through the wall at 1.5m centres at the base course. Waterproofing on the retained face: bitumen DPM or Type A tanking on basement walls, BS 8102 Grade 3 specification (habitable internal space). Skip these and the wall will dampen down, frost-damage and ultimately fail.
Planning and party wall implications
Planning: retaining walls under 1m at the front boundary or under 2m elsewhere on the curtilage are usually permitted development. Above these heights or in conservation areas: full planning required. Party wall: any retaining wall within 3m of a neighbour's structure and with foundations deeper than the neighbour's foundation triggers a Party Wall Notice under Section 6 of the Party Wall etc. Act 1996. Adjoining owners can appoint a surveyor at your cost (£800–£2,500 per neighbour). Plan for 4–8 week party wall process before site start.
