LABC Warranty: £1,800–£4,500 typical residential renovation up to £350k rebuild value; competitive through LABC building control. NHBC Buildmark Connect: £2,500–£6,500; premium brand; required by some lenders. Premier Guarantee: £2,200–£5,500; mid-market; widely accepted. ABC+: £1,800–£4,200; competitive; less recognised by specialist lenders. BLP/CRL/Buildzone: £2,200–£5,800. Cost typically 0.8–1.5% of rebuild value (warranty schedule of works value, not contract value).
What's covered
Years 1–2: any defect from materials/workmanship — covered by builder under contract or warranty if builder insolvent. Years 3–10: structural defects (foundations, load-bearing walls, roof, structural floors), waterproofing defects (roofs, walls, basement). Not covered: cosmetic finish defects, M&E equipment failures, maintenance, weathering. Single-claim cap: typically 25% of original sum insured. Aggregate cap: 100%.
Lender requirements
Mortgage lenders require 10-year warranty for: new build, substantial renovation >£75k or change of use, basement conversion, listed building conversion. Most lenders accept LABC, NHBC, Premier, ABC+. Some specialist lenders only accept NHBC or Premier. BTL mortgages and bridging finance often require warranty. Without warranty: limited mortgage options at completion (2–3 percentage points higher APR). Check lender requirements at application.
Application and surveys
Apply at planning consent stage (providers prefer pre-construction registration); pre-construction structural survey £450–£950; site inspections at each construction stage (5–8 visits); pre-handover snagging. Inspectors flag non-compliance for correction. Compliance validates cover. Premium properties >£2M rebuild, basement excavations or complex structural: higher inspection rate and warranty cost.
