Underpinning types and cost
Mass concrete (traditional pin and pour): wall propped, sections of ground excavated under existing foundation (typically 1m deep, 1m wide, alternating pins), concrete poured in stages. £2,500–£4,500 per linear metre. Mini-piled underpinning: small-diameter piles (150–200mm) installed under existing foundation through tube-and-mandrel rig, beams cast over piles to transfer load. £3,500–£6,500 per linear metre. Beam-and-base underpinning: reinforced concrete beam cast under existing foundation with intermediate pad bases on improved ground. £3,000–£5,500 per linear metre. Basement underpinning to create new habitable basement floor: combination of mass concrete or piled underpinning to existing perimeter walls plus excavation of new basement to 2.4–2.7m head height. £8,000–£15,000+ per linear metre of perimeter wall (this includes the basement walls themselves, drainage, waterproofing).
Common triggers for underpinning
Subsidence claims: insurance-funded after a clay shrinkage event (typical London cause), tree root damage, or escape of water. Insurer pays for engineer survey, monitoring (3–12 months), and underpinning if movement confirms structural failure. Basement creation: existing foundations (often 600–900mm deep on Victorian properties) cannot retain ground loads at the new basement floor level (1.8–2.7m below ground), so the perimeter must be underpinned in sequence. Extension foundation interface: new extension at modern foundation depth (typically 1.0–1.2m) adjacent to original Victorian shallow foundation (600mm) — load interaction triggers underpinning of original to match the new depth. Tree removal: removing a mature tree allows soil to rebound (heave) and lift the existing foundation; underpinning to a deeper level prevents this.
Programme and party wall implications
Mass concrete underpinning: 1m wide pins poured in alternating sequence. Typical 3-bed terrace party wall (10m long) takes 8–12 weeks. Mini-piled underpinning: faster, typically 6–10 weeks on the same wall. Party wall act: underpinning a party wall triggers a Notice under Section 2 of the Party Wall etc. Act 1996. Adjoining owners (neighbours) appoint a surveyor at your cost (£800–£2,500) plus a schedule of condition photographs of their property (£400–£900). Award typically takes 4–8 weeks from notice. Plan party wall procedure into the programme — site start cannot occur until the award is in place.
