Four-bedroom 1888 Bedford Park villa — L-shape wraparound kitchen-living + heritage façade restoration (render, decorative bargeboards, original sash) to Article 4 CA specification.

Challenge

Bedford Park CA (W4) — the world's first garden suburb (1875 onwards, Norman Shaw and others) — is one of London's most tightly-controlled CAs with Article 4 directions removing most PD. Material match (Suffolk red brick, red clay roof tile, painted render, decorative timber bargeboards) is strict. 1888 sashes original but failing. Decorative render to first-floor gable was eroded. EPC F to B was the client's ambitious target.

Solution

Pre-application with Hounslow CA officer before planning. Wraparound extension (3.5m side return + 4m rear, total 28m² floor) in Suffolk red brick match with red clay tile lean-to roof, painted timber Crittall-look French doors. Façade restoration: render rebuild with lime render (matched colour), 6 decorative timber bargeboards replaced (specialist joinery £8,800), 14 original sashes restored. EPC programme: wood-fibre IWI 80mm on solid walls (breathable), MVHR new extension, ASHP (BUS £7,500 grant — chimney rebuild allowed external ASHP placement on flank), solid floor insulation 150mm + UFH ground floor. Roof to 350mm mineral wool. Triple glazing where heritage frames could accept it (rear only).

Outcome

Hounslow CA + Bedford Park Society approval at first submission. EPC F (32) → B (84) — exceptional 52-point uplift. Wraparound kitchen-living-dining open plan, central island, Crittall-look doors to garden. Sash restoration extended originals beyond 150 years total life. BUS grant secured £7,500. Property valued at £1.95m post-completion.
